What is a TM44 Inspection?

If your building has air conditioning systems with a combined output of over 12kW, you are legally required to undertake a TM44 air conditioning inspection every five years. These inspections are a key part of the UK’s energy compliance framework, helping organisations reduce energy consumption, improve system performance, and meet regulatory obligations.

These inspections are legally required under the Energy performance of buildings (certificates and inspections) regulations 2007 and must be carried out by an accredited assessor.

The process

We will first gather data on your building and air conditioning equipment and arrange a convenient date for us to attend for the inspection.

The assessor completes a TM44 survey to examines the components, controls, and maintenance records. The assessor carries out a non intrusive inspection to access the physical installation, including pipework, ducts, and insulation. The assesor will check The efficiency of the system including the correct settings & recommendations for improvement, identify any faults and suggest actions, The adequacy of equipment maintenance & functionality, with guidance on best practice, If the size of the installed system is appropriate for the required cooling load.

Once we have carried out the inspection, the report and certificate will be provided along with a summary of findings and key recommendations.
